A Brief guide to how the Building Control Process works
If you are planning to carry out building works you have two application choices for building regulations approval: either the full plans application or the building notice. The regularisation application is for gaining retrospective approval for works that have already been carried out.

Inspections
Our surveyor will visit your site at regular intervals during the course of the project to check the work and give necessary guidance and support. The most important site visit will be when you start work.聽 There is a statutory requirement to notify Building Control which must be given two days before commencement on site.聽 At this stage your Building Control Officer will identify further important stages of the inspection process.
Following聽 commencement, further inspections could include:-
- Excavation for Foundations
- Concrete foundations
- Material laid on site
- Damp roof course laid
- Drain ready for inspection and test
- Drain backfilled and ready for test
- Occupation of the building
- Final completion
You may contact your Building Control Officer in between the above statutory stages if you require an intermediate inspection.
When the work has been completed (as long as it is to the required standard), we will issue a completion certificate. This is an essential document should you ever wish to sell the property.
The fees for a full plans application and a building notice application are the same and the same form can be used for both types of application.
